Here are some answers to frequently asked questions

 

  • What is a perc test? A perk tests are conducted with a NYS Certified Engineer, an excavation crew, and sometime representatives from the governing Health Department.  Test holes are dug, water added and timed to determine the rate of soil percolations.  In addition, types of soils are identified.   The byproduct of this test is a septic system designed and forwarded to the Health Department for their approval.  Septic installation must adhere to engineered plans and include all materials and labor.

 

  • Do I need a site plan? It has become more common for a municipality to require an Engineered Site plan prior to the issuance of a Building Permit.  Typical costs range from $3,000 to $5000 for a stamped site plan. 

 

  • Do I need a survey? Yes, a survey is required.  Some banks will also require a final survey certifying the home and foundation location on your lot. 

 

Does Avon Modular Homes apply for permits? We can, if we are doing the site work, we will help your procure the permits.  You as the customer will be responsible for reimbursement to Avon Modular Homes for this cost which vary wildly from town to town. However, below is a list of some of the permits you may need. Always consult your zoning officer to find out what is required within your town; such as minimum square footage requirements and setbacks.

 

1. Health Permit: If your lot requires a septic system it may be necessary to obtain a permit from the County Health Department.

2. Building Permit: A building permit is required in all towns and must be obtained prior to construction. Some towns may require an engineered site plan to obtain your building permit. If this is the case, you will have to hire a NYS licensed engineer to design your site plan.

3. Clearing Permit: Some towns require clearing permits for the removal of any trees.

4. Driveway Permit: It is necessary to obtain a driveway permit from the State Highway Department if your driveway will have access to a state road.

5. Water & Sewer Permits: It is necessary to obtain a permit when tapping into municipal water or sewer. Charges for this work are invoiced by the governing  municipality.

Can I use my own contractors? Yes however, you will be become the GC and responsible for the following:

  • Applying and securing the Building Permit,

  • Coordination  and scheduling of all sub-contractors

  • Payments to contractors

  •  Certification of Occupancy

 

Can I dig my own foundation? Only if you complete the entire foundation you or your contractor must include the following items in their pricing:

  1. Needs to include sill plate, sill seal, jack posts, and windows

  2.  All excavation and backfill

  3.  Concrete floor

  4.  Basement stairs

  5.  Egress Window or bilco door

  6.  Sump Crock interior and exterior drain tile, sump pump, if required

  7. Six lights and one outlet

  8.  Walls insulated to R15 Dow Board Themo Board or studded, wired, insulated and drywalled. Or the use of Superior Walls.

  9. Stamped prints from engineer for basement

 

Yes you can do all of the above.In fact, we encourage you to take control of your project.We use sub-contractors and as in normal business we mark up their price and quotes.We will work with you and assist you in controlling your project.

 

What is not included in the cost of the house? Foundations, septic or sewer lines, well or water lines, driveways, electric service, gutters, HVAC system, blower door test, crane charge and set crew costs.  These charges will be specified on a site work quote provided by Avon Modular Homes or your Contractor.
